Leak Detection
Finding the leak a new house should not have.
About this serviceDallas-Fort Worth
Princeton has grown faster than almost anywhere in the country, and that means an unusual thing about the plumbing here: most of it is under warranty. Whole streets of houses are between one and five years old, and the single most valuable piece of plumbing knowledge in this city is not about pipe. It is about dates, and what happens to your position on the day one of them passes.
24/7 dispatch · Princeton · Collin County
Almost every production builder in Collin County issues a limited warranty on some version of the same three-tier structure. The exact wording is in your document and it governs, but the shape is consistent.
Year one is workmanship and materials. The broad year. Fit and finish, fixtures, trim, appliance connections, running toilets, a shower door that leaks, a disposal that hums. Nearly anything visibly not right is arguable inside year one, which is why the first anniversary is the date to work backwards from.
Years one and two are the mechanical systems, and that is where the pipe lives. Water supply distribution, drain waste and vent, and gas piping usually sit in a two year term along with electrical and HVAC distribution. A leaking under-slab joint, a drain with no fall, a vent that was never connected: two year items, and the claim is about the system rather than the finish.
Year ten is structural, and it is narrower than people think. The ten year term covers designated load-bearing elements, and the threshold is usually actual failure rather than movement or cracking. A plumbing leak under the slab is not a structural claim, though slab movement caused by one can become an argument about both.
Water damage is a separate question from the defect. The warranty covers correcting the defect. What the water ruined is usually your homeowner policy's problem, subject to your deductible and to how promptly you acted. Two claims, two processes, and they need starting at the same time.
The mistake we see in Princeton is a homeowner who noticed something at month nine, mentioned it verbally, and filed at month thirteen. Do this instead, deliberately, at about month ten.
Run the house hard for an hour. Two showers and the washing machine together, then flush every toilet, then fill and drain both bathtubs. Defects in a new house are usually capacity and slope problems, and they only appear under simultaneous load, which is precisely what a single walkthrough with one tap running does not produce.
Fill and drain, do not just run. A slow line passes a running tap and fails a full tub. Filling a tub or a sink and pulling the plug sends a real volume down the branch, and a drain that gurgles at another fixture while it empties is telling you about a vent.
Check the places water arrives from above. Attic heater pan and its drain line terminating somewhere visible outside, upstairs laundry box, the ceiling under every upstairs wet area. A stain the size of a coin is a warranty item today and a ceiling replacement later.
Photograph with something that dates it. A photo of a stain is weak. A photo of a stain, a note of the date, and a follow-up photo two weeks later showing it grown is strong. Keep it in one email thread with the builder's warranty address so the thread itself is the record.
Submit in writing through the warranty channel, always. A text to your site superintendent is not a claim. Use the portal or the warranty email in your document, describe the symptom rather than your diagnosis, and keep the acknowledgement. Submitting before a deadline protects the claim even if the work happens after it.

This is the part that costs people money, because the right answer changes depending on whether water is moving right now.
Inside the warranty, the builder chooses the contractor. Bringing in your own plumber for a covered defect and then asking to be reimbursed generally fails, and it can be argued as having interfered with the warranty. For anything that is not urgent, the route is the warranty claim, and it is worth being patient with it.
Emergency mitigation is the exception every warranty contemplates. A line letting go at eleven at night is not a claim you file in the morning and wait on. Shut the water off at the meter or the house valve, stop the damage, call someone who will come out, and keep every invoice and photograph. Nearly all warranty documents require you to mitigate, and failing to do so is a genuine way to lose cover on the resulting damage.
Have us stabilise, then let the builder's plumber do the permanent repair. That is the combination that keeps both your warranty and your ceiling. We will do the minimum that stops the water, document exactly what we found, and deliberately not perform the permanent repair that the builder owes you.
An independent opinion is legitimate and often decisive. When a claim is denied or a repeat repair keeps failing, a camera survey or a static test from a plumber with no relationship to the builder is evidence. Recorded footage of a belly in a drain line is difficult to argue with, and we provide the file rather than describing it.
Know who your builder's plumber actually was. On a two year old house, the company that roughed in your plumbing is usually still working three streets away. Naming them in the claim tends to shorten it considerably.
Princeton's oldest fast-growth streets are now past the mechanical term, and a pattern is appearing.
The failures that emerge are installation-dated, not age-dated. A house of this age does not fail from wear. It fails at the places a rough-in was rushed: an unsupported drain run that settled, a fitting that was never fully engaged, a hose bib with no slope on it, a pan drain that terminates in insulation. Those are workmanship failures showing up on a delay.
Cohort effects are real on a street built in one season. When forty houses were plumbed by the same crew in the same month, they tend to present the same fault within a year or two of each other. If two neighbours have had the same repair, that is information worth acting on rather than a coincidence.
Out of warranty, you are choosing the plumber and the method. That is a better position than it sounds. Nobody is deciding on your behalf to patch the cheapest thing that closes the ticket, and a repair can be done properly the first time.
Keep the warranty paperwork anyway. A documented denied claim from year two, and evidence that the defect persisted, is worth having if the repair turns out to be significant. It is also worth having at resale, where a buyer's inspector will find the same thing you did.
The phone is answered around the clock, holidays included. Tell us on the call how old the house is and whether you have filed a warranty claim, because on a house under two years old that changes our advice before it changes anything else.
Princeton sits in the eastern part of Collin County we cover daily, with dispatch every night. On an active emergency we will stop the water and document what we found. On a covered defect we will say so plainly and tell you to use your warranty rather than pay us, and where you need independent evidence we will produce a recorded survey you can attach to a claim.
FAQ
Probably, because drain waste and vent piping usually sits in the two year mechanical systems term rather than the one year workmanship term. Check the exact wording in your warranty document and file in writing before the second anniversary, not after you have decided what the cause is.
Load the house: two showers and the washer together, then every toilet, then fill and drain both tubs. Check ceilings under upstairs wet areas, the attic heater pan and its drain line outside, and the laundry box. Simultaneous demand is what exposes new-house defects.
No. Use the warranty portal or the warranty email address in your document, describe the symptom rather than your diagnosis, and keep the acknowledgement. Submitting in writing before the deadline protects the claim even if the repair happens afterwards.
No. Shut the water off, stop the damage, and call someone out. Warranty documents require you to mitigate, and waiting overnight to be polite about the process is how people lose cover on the resulting damage. Keep every invoice and photograph.
Not if we limit ourselves to stopping the damage. What creates a problem is having an outside plumber perform the permanent repair the builder owes, then seeking reimbursement. We stabilise, document, and hand the permanent fix back to the builder deliberately.
Then you need independent evidence. A recorded camera survey or a static test from a plumber with no relationship to the builder converts a disagreement about opinions into a file you can attach to a claim. We hand over the footage rather than describing it.
Generally not. The ten year term covers designated load-bearing structural elements and usually requires actual failure. A leaking water line under the slab is a plumbing system item in the shorter term, though damage it causes to the slab can become an argument about both.
Usually the warranty corrects the defect and your homeowner policy handles the damage, subject to your deductible. Open both at the same time, because each will ask what the other has said and delay is what complicates the answer.
It is worth checking rather than worrying. Forty houses plumbed by the same crew in the same month tend to present the same fault within a year or two of each other. If your house is in that cohort, an inspection while any warranty term is still open is cheap.
Ask anyway, in writing, particularly if you reported the symptom earlier and it was not resolved. A documented earlier report changes the conversation. If the answer stays no, you at least get to choose the plumber and the method rather than having the cheapest ticket-closing patch chosen for you.
