Commercial Plumbing
Small buildings with a lot of equipment in them.
About this serviceEast Texas
A convenience store is a small building with a surprising amount of plumbing in it: ice, drinks, coffee, a food counter and a restroom the whole highway uses. Almost all of the call-outs come from three items, and all three are preventable.

When an ice machine goes wrong the technician is usually the wrong trade to call first, because the fault is normally in the plumbing around it.

The drain must be indirect, with an air gap. A machine plumbed directly into a waste line can draw contamination back into equipment that makes a food product. It is one of the first things an inspector checks.
Drain lines need fall and they need to be short. A long flat run harbours slime, blocks, and backs up into the bin. If the bin is wet and the machine is fine, look at the drain.
Filtration decides ice quality and machine life. Scale on the evaporator is the commonest cause of a machine producing poorly. On hard water a filter and a sensible change schedule cost far less than the repair.
Clean and sanitise on a schedule. The machine's own cleaning routine, on the interval the manufacturer states, logged. Ice is a food and it is treated as one.
The fountain and coffee equipment is where a store's water quality and its cross connection risk both live.
Every carbonator needs the right backflow protection. Carbonated water in contact with copper produces a genuine hazard, which is why the fittings and the protection on that equipment are specified rather than chosen.
Filters are consumables, not fittings. Past their capacity they stop helping and start holding what they caught. Put them on a schedule tied to volume, not to whenever somebody notices.
Drips under the counter get ignored for months. A weeping fitting behind a fountain rots the cabinet and the floor long before anyone reports it. It is worth a look under there when the filters are changed.
Coffee and hot drink equipment scales exactly like a heater does. On hard water, treat the feed or plan on replacing equipment early.
A public restroom on a main road takes more abuse than any domestic fixture and it is the thing customers judge the store on.
Fit the heavy duty version of everything. A tap or a fill valve built for a family bathroom will not survive a few hundred strangers a week, and replacing it with the same thing again just books the next visit.
Expect items in the pan that should not be there. It happens everywhere and no signage prevents it. A bin in the cubicle helps, and a cleanout that is easy to reach helps more.
Floor drains dry out and smell. In a restroom cleaned with a mop rather than a hose, the floor drain trap evaporates. A cup of water down it weekly ends the complaint.
Hot water at the handwash is not optional. It is checked, and a store that fails on it fails on the easiest item there is.
Tell us which of the three it is: ice, drinks or the restroom. They need different parts on the van, and knowing before we set off usually saves a second visit.
Malakoff, Athens, Gun Barrel City and the rest of Henderson County are on our round. We check the drain and the water before condemning a machine, we fit commercial parts in public restrooms, and we work around the hours when the store is busiest.
FAQ
Often not. Scale from unfiltered water and a poor drain are the usual causes, and both look like a refrigeration fault. Check the filter schedule and the drain fall before replacing anything.
Because a direct connection can draw waste back towards equipment that makes a food product. An indirect drain with an air gap is standard and it is one of the first things an inspector looks at.
On a schedule tied to volume rather than to the calendar or to somebody noticing. Past its capacity a filter stops helping and starts holding what it caught.
Carbonated water in contact with the wrong metal creates a real hazard, so the fittings and backflow protection on that equipment are specified rather than chosen. It is worth checking what is actually fitted.
The trap has dried out because the floor is mopped rather than hosed. A cup of water down it once a week refills the seal and the smell goes.
Not entirely. A bin in the cubicle reduces it, commercial fixtures survive it better, and an accessible cleanout means clearing it takes minutes rather than closing the restroom for the afternoon.
