Main Water Line Repair
Long private runs sized for the distance.
About this serviceGreater Houston
A parcel behind another parcel is common out here, and the plumbing question is simple to ask and awkward to answer: the line has to cross land you do not own, and the arrangement that allows it needs to be in writing and on record rather than in a handshake from 1994.

Running a water line across a neighbour's property is straightforward work. The part that causes trouble years later is whether you have a recorded right to have it there, to enter and repair it, and whether that right transfers when either property is sold.

A verbal arrangement with a neighbour is worth exactly as long as that neighbour owns the land. A recorded easement describing the route, the width, the purpose and the right of access is what survives a sale, an inheritance or a falling out, and it is worth the cost of getting done properly.
Two things get left out of the ones that exist. Maintenance: who pays, who may enter, and how much notice is required. And reinstatement: what condition the land has to be left in after a repair, which matters enormously when the route crosses a drive or a pasture.
If you are buying a property served this way, establish all of that during the option period. The question is not whether the water works today; it is whether you have a right to fix it in fifteen years when it does not.
A long private line has its own problems regardless of whose land it crosses. Pressure loss over distance means the diameter matters more than people expect, and a line sized for the run rather than for the fitting at each end is what delivers usable pressure at the house.
Depth and protection matter because the route crosses land somebody else uses. A line under a pasture where equipment travels, or under a track that gets graded, wants more cover than the minimum and ideally a sleeve where it passes under anything trafficked.
Isolation belongs at both ends. A valve where the line leaves the source and another where it arrives means a failure can be shut down without involving a neighbour at eleven at night.
And record the route. Tracer wire on a plastic line while the trench is open costs almost nothing, and a drawing with measurements from fixed features is what makes a repair in twenty years a morning's work rather than a day of searching somebody else's field.
Septic across an easement is a harder proposition, because a drainfield needs a defined area that stays undisturbed, and that is a much larger imposition on a neighbour than a pipe. Where it is the only option, it needs a properly documented arrangement and a permit that reflects reality rather than a hopeful drawing.
Shared systems, where two houses use one tank or one well, need the agreement in writing before anything else: how costs split, who calls the contractor, and what happens when one property sells. Those arrangements fail on the paperwork rather than on the plumbing, every time.
We install and repair long private runs, work with surveyors and title people where an easement needs to be established properly, and locate and record routes so the next repair is straightforward.

FAQ
It is a problem the day that neighbour sells. A recorded easement describing the route, the purpose and the right of access is what survives a change of ownership; an understanding is not.
The route and width, the purpose, the right to enter and repair, who pays for maintenance, how much notice is required, and what condition the land must be left in afterwards. The last two are the ones most often missing.
Check it during the option period. The question is not whether the water works now but whether you will have the recorded right to dig it up and fix it in fifteen years.
Larger than the fittings at either end suggest, because pressure loss over distance is what decides what arrives. Sizing for the run rather than for the tap is the difference between usable pressure and disappointment.
It is harder than a pipe, because a drainfield needs a defined area kept undisturbed, which is a much bigger imposition. Where it is the only option it needs proper documentation and a permit that matches what is actually built.
Get the arrangement in writing now: cost sharing, who calls a contractor, access, and what happens when either property sells. Shared systems fail on the paperwork far more often than on the equipment.
