Hot water in bursts, not in averages

Gym demand comes in three or four spikes a day, and each one empties the system in the same twenty minutes.

Blend it down on the way out. Keep the tank itself above the range bacteria favour, then bring the temperature at the shower head down to something a member cannot hurt themselves on. One valve at the outlet does both jobs.

Flow restrictors are worth more than they cost. They reduce the draw at every head without members noticing much, which effectively increases how long the hot water lasts.

Drains that take soap, hair and sand every day

Changing room drainage is the other half, and it fails slowly enough that nobody reports it until it is bad.

Soap scum and hair bind into a mat. Exactly like a salon line, and the answer is the same: strainers in every gully, cleared as part of the cleaning routine, and jetting rather than cabling once it has built up.

Floor gullies need to be reachable. A gully tiled in with a decorative grate that nobody can lift will not be cleaned, and it will be the one that backs up.

A dry trap in a little used shower smells immediately. Low season, a quiet corner of the changing room, and the smell reaches the whole block. Running every fixture weekly fixes it for nothing.

Steam rooms and saunas are equipment, not fixtures. Generators need their own supply, a proper drain, and descaling on hard water. A steam generator on untreated Hill Country water will not last, and the failure always arrives in winter when people use it most.

Do not forget the water fountains and bottle fillers. They get constant use, the filters are consumables on a schedule, and they are the fixture members judge cleanliness by.
