Plumbers in Red Oak, Texas

Plenty of houses in Red Oak have grown: a den added behind the garage, a primary suite off the back, a sunroom that became a real room. Wherever that happened, there is a line where one slab meets another, and it is the most common place in this town for a drain to fail.

Two slabs, moving separately

An addition is almost never poured as one continuous slab with the original house. It is a new slab placed against an old one, on ground that has been sitting under a building for thirty years next to ground that has not. In Ellis County clay those two pieces of ground behave differently through every wet and dry cycle, and the two slabs move differently as a result.

The building is detailed to allow for that. The pipe usually is not. A drain line running from a new bathroom back to the original stack crosses the joint between the two, and it does so as a rigid pipe held in concrete on both sides of a moving seam.

What happens next depends on the pipe. Cast iron cracks. ABS and PVC either break at a fitting or pull at a joint. In either case the leak sits directly under the seam, which is also where a floor covering usually changes, and that is why the damage often shows first as a lifting edge of flooring rather than as water.

What it looks like before anyone finds it

These leaks are slow and they are low. Waste water into soil under a slab does not pool where you can see it. What you get instead is a sequence: a musty smell in the addition that comes and goes with the weather, flooring at the transition strip that starts to cup or lift, a hairline crack in the slab following the seam, and sometimes the addition's own fixtures draining a little slower than the rest of the house.

None of those individually means a broken drain. Together, in a room that was added later, they are worth a camera run before they are worth anything else.

The supply side has its own version of the same problem, and it is faster and louder. A water line crossing the seam under concrete will eventually leak at pressure, and that shows up as a warm patch on the floor if it is the hot line, or as a water bill you cannot account for if it is the cold.

Building and repairing across the seam

The principle is the same whether you are adding a room or repairing one: nothing rigid should span the joint without somewhere to move. A sleeve through the seam lets the pipe pass without being gripped by concrete on both sides. A flexible coupling positioned at the joint absorbs the differential movement rather than resisting it. Where the run allows, routing the addition's drain out to its own connection instead of back through the original slab avoids the crossing altogether.

On a repair we will usually camera first, locate the break precisely, and then choose between a spot repair at the seam with the movement allowance added, and rerouting that section so it no longer crosses. Rerouting costs more on the day and is frequently the cheaper answer over ten years, because the ground is going to keep doing what it has been doing.

If you are planning an addition now, this is a fifteen minute conversation at the design stage and an expensive excavation later. Ask where the drains will cross before the forms go in.

How we work on these

Camera before quote, always, because the difference between a spot repair and a reroute is a decision that should be made from a picture rather than from a guess. You get the recording and the measured distance from the cleanout.

Red Oak, Ovilla, Glenn Heights and Waxahachie are a short run for us, and if the work turns out to be under a warranty from a recent build we will write it up so you can send it on.

FAQ

Additions and drain failures in Red Oak

It is worth ruling one out. That transition is where two slabs meet and where a drain crossing them is most likely to have failed. A camera run answers it in under an hour.

Camera the line to locate it and measure the distance, and where the picture is ambiguous, isolate and pressure test the drain. Between them they give a point to dig rather than a trench to explore.

If the break is at the seam and the cause is differential movement, a plain repair puts a new rigid pipe in the same position that broke the last one. Either add the movement allowance or reroute. We quote both and explain which we would choose.

That any pipe crossing the joint between slabs needs to be sleeved and coupled so it can move, and that if the drain can reach a connection without crossing, it should. It costs almost nothing to do at the start.

Not necessarily. Two slabs of different ages on clay will always move relative to each other to some degree. It becomes a foundation question when the movement is large or accelerating, and that is a structural engineer's call rather than ours.

Because a slab leak drains into soil rather than onto the floor. Smell, cupping flooring and a slow fixture in the same room are the usual combination, and they appear long before anything looks wet.

A long run added later, often with marginal fall and sometimes with a sag at the seam. A camera shows both, and the fix depends on which it is.

A spot repair at a seam is usually one small opening in the slab and a day or two including the patch. A reroute is more work but often avoids opening the floor in the finished room at all, which is why people choose it more often than the price alone would suggest.
