Main Water Line Repair
New service runs to the position the house will sit.
About this serviceDallas-Fort Worth
Houses still get moved out here, onto family land, off a lot being sold, or away from a road being widened. The structure travels well. The plumbing is entirely new work at both ends, and the decisions that cost money are made before the house is lifted.
Scheduled and emergency service · Kemp · Kaufman County
Everything gets disconnected and made safe before the house is lifted, and that is a job rather than a formality. The water service is shut at the meter and the utility told, the gas is disconnected by the utility rather than by anybody else, and the sewer connection is capped at the lateral.
Capping matters more than people think. A lateral left open at a lot is a route into the sewer for surface water and vermin and an obligation that stays with the land, so it gets sealed properly and the location recorded.
Where the old site was on septic, the tank becomes an abandoned tank the moment the house leaves, and abandoning one is a separate piece of work with its own requirements. Budget for it rather than discovering it when the lot is sold.
Anything under the house that was part of the plumbing stays: the slab penetrations, the buried lines, whatever was in the crawl. None of it travels, which is why the new site is a new installation rather than a reconnection.
The new site needs its water service, its drainage and, if there is gas, its supply, all brought to the position the house will sit in, and that position needs to be final before anything is buried.
Fall is the constraint that cannot be argued with. Drainage has to run from the house to the septic system or the sewer connection at a consistent slope, and if the house has been set too low relative to the tank, the options are a pump or moving something. Getting the finished floor level agreed between the mover, the foundation contractor and the plumber is the single most valuable conversation in the project.
Order matters too. Underground work goes in and gets inspected before the house is set down over it wherever possible, because reaching under a house on blocks is much harder than working in an open trench.
Expect the house's own plumbing to need attention as well. Lines flex during a move, joints that were marginal open up, and a house that was watertight on its old lot frequently is not on arrival. Pressure test before the skirting goes on and before anyone moves in.
A relocated house is generally treated as new construction at the new site for permitting purposes, which means inspections at the usual stages rather than a nod at the end. Older houses sometimes need parts of their plumbing brought up to current requirements as a condition, and that is worth establishing early rather than discovering at inspection.
We do both ends: capping and recording at the old site, the service runs and drainage at the new one, the under-floor work before the house is set where the programme allows, and the pressure test and reconnection afterwards.
Kemp, Mabank, Kaufman and Gun Barrel City are all within our area, and we work to the mover's schedule because that is the part nobody else can shift.
FAQ
Water shut at the meter with the utility informed, gas disconnected by the utility, and the sewer lateral capped properly. Capping is the one people skip, and it leaves an obligation attached to the land.
Only what is inside the structure. Everything buried, and everything in the slab or crawl, stays behind. The new site is a new installation rather than a reconnection.
Setting the house at a level that does not give the drainage enough fall to reach the septic tank or the sewer connection. Agree the finished floor level between the mover, the foundation contractor and the plumber before anything is set.
It becomes an abandoned tank and needs proper closure: pumped out, lid broken in, filled and the lines capped. Budget for it rather than leaving it for whoever buys the lot.
Often with some damage. Lines flex, marginal joints open, and a house that was sound on its old lot frequently leaks on arrival. Pressure test before anyone moves in.
At the new site it is generally treated as new construction, so expect inspections at the normal stages, and sometimes a requirement to bring parts of an older system up to current standards.
